LuxuryBC: Vancouver’s luxury market keeps breaking new records year after year. What do you think drives such consistent growth in this city’s real estate market?

SW & TW: A market will always be driven by the basic and simple concept of supply and demand. Over the last number of years, Vancouver’s real estate market – alongside markets in similarly attractive cities – has become globalized. Individuals from all over the world are drawn to Vancouver, and who wouldn’t be? Vancouver’s appeal consists of social and political stability, beauty and spectacular weather. Buyers gain access to all four seasons but also an overall security. Take all these factors into consideration and add the geographical landscape of Vancouver, which is limited in supply, and you have a perfect formula for growth across a sector.

LuxuryBC: Which neighbourhood in Vancouver strikes you as the most “up and coming luxury” right now?

SW & TW: The Beach District is a new urban village that will run under the bridge along Beach Avenue. It’s going to be a collection of buildings that include luxury condominiums, offices and retail outlets. At nine o’clock every night, a spinning chandelier by artist Rodney Graham will twirl its way down over the street from its base underneath the bridge, dazzle the crowd and then twist back up into its perch for another day. But it won’t be the only time people walking under the bridge will want to look up. Westbank, the company behind Vancouver House, Vancouver’s most spoken-about luxury residences, set to break ground next year is commissioning a second installation of public art on the underside of the bridge. A show of light boxes will display a changing exhibit of photos produced with students from Emily Carr University.

LuxuryBC: What advice would you give to a first-time luxury buyer looking for a home in Vancouver?

SW & TW: Our advice to a first time luxury home buyer in Vancouver would be to find a space that is simply impossible to make more of. For example, our listing in the Shoreline on Manitoba Street in False Creek sold in a swift 8 days, not only because it is a well-built, LEED-certified building in a catastrophically booming development area, but also due to the fact that that particular unit will hold its view of Science World and the water forever. Its position is irreplaceable, luxury built and perfectly laid out. As Vancouver continues to grow, these properties will hold tightly onto their value and appreciate as access to views become more exclusive and harder to get.
