Tired of Whistler’s expensive lift passes, inflated hotel rates, and the Sea-to-Sky traffic? Well you can ditch all that when you purchase an entire B.C. ski resort, complete with hotel, pub, and restaurant. AND it includes a separate lake lodge and campground with a gas station, convenience store, and cafe.
How’s the pow?
The name is Powder King Mountain Resort, which also includes Azouzetta Lake Lodge and Campground. It’s selling for $5.9 million, down $2.35 million from its $8.25 million asking price back in March 2023. And it’s not just a name, as it gets the most snow of any Canadian ski resort with around 12.5 m/42 ft of powdering goodness each year.

But snagging the top spot for snowfall comes with quite the commute. Powder King Resort is located in the Pine Pass of Northern B.C. near Makenzie, it’s about a 12-hour drive from Vancouver or a two-hour drive from Prince George.
Hitting the slopes
Now onto the ski-related specifics. The resort operates primarily from Thursday to Sunday during the season. Its lift-serviced terrain spans 925 acres with a vertical drop of 640 metres (2,100 feet). The current lift infrastructure includes one triple chairlift, one T-bar, and one handle tow, accessing 38 marked trails. The trail distribution caters to various skill levels, officially rated at 37% beginner, 38% intermediate, and 25% expert, with notable tree skiing opportunities favoured by advanced riders.

While the terrain offers variety, it’s generally characterized more by powder depth than extreme steeps. The resort base sits at an elevation of 935 metres, with the lift summit reaching 1,575 metres. (And a warning to any live streamers: cell service can be spotty)
What’s packed in with the Powder King?
The current offering encompasses the core operational assets of the ski resort. This includes the primary lift system, the marked ski runs, and the base area facilities. Key infrastructure includes a 50-room hostel-style mountain hotel providing essential ski-in/ski-out accommodation, albeit with basic amenities and shared facilities. Also included are the resort’s pub and dining room located within the day lodge, a service and rental shop, and existing staff accommodation buildings.

Azouzetta Lake Lodge & Campground
Adding significant value and summer fun to the offering is the inclusion of the nearby Azouzetta Lake Lodge and Campground. It complements the winter ski operations by providing additional lodging options, including renovated cabins, suites, and bunkhouses. Then its lakeside location and campground facilities (currently offering over 30 basic, unserviced sites) establish it as a summer destination for camping, water activities, and exploring the surrounding wilderness.
